Guaranteed Rent offers a remarkable simplicity that enhances your convenience and provides certainty in uncertain times. Renting out your property can be challenging when you're on your own, and that's where we step in. Grays Housing Management is frequently chosen by landlords for our Guaranteed Rent service, primarily because it offers complete peace of mind. We assume all tenancy risks, allowing you to unwind and have confidence that your rent will be received without fail.

Your Tenant

Technically, we become your tenant. Grays Housing Management represents professional tenants that landlords prefer. All interactions and contractual agreements will solely involve us.

Regardless of how long it takes to find the ideal tenant, your rent will be paid starting from the date the contract is signed, establishing a fixed start date. Going forward, your rent will be consistently paid on this designated date, providing you with clear expectations.

You may wonder how we manage to offer such a service and make it financially sustainable. Our revenue model differs slightly. We do not charge any setup fees or commissions, but we do offer you slightly below the market rental value that we aim to achieve for your property. In return, you receive slightly less than the market rent, ensuring the security of a guaranteed monthly income. Our experience has shown that, despite this adjustment, landlords working with us generally achieve a higher annual income compared to those utilising traditional services or managing their properties independently. This is because we take on the responsibility of handling void periods, rent arrears, court proceedings, and other unforeseen disruptions to your rental income, which becomes our concern rather than yours.
